Dear Mr. Chan,

I finished The Intrepid Way in two days, and just finished your Lease-Options book this evening (started it on Thursday). Thank you for sharing your perspective, insights, and experience in your writings. I wish I had these books, or least the mindset back in my early twenties! But I do feel revitalized in my outlook on life, and thanks to your books, I feel more free than I ever had. I haven’t started investing in properties yet, but I will in the near future.

I’ve recommended your books to my girlfriend and friends. I have no doubt that they will find the info as useful as I have.

I actually was a big fan of using lease-options before I ever read this book. I thought i knew it all when it came to lease options and the different ways to buy properties using this method. Well, guess what…I was very wrong. I actually found this book by accident and decided to give it try. I mean another book on lease options…WOW. Then I started reading the first page, the first page became the 7th page and so on. Next thing you know I was reading the entire book.

This book has changed my life and my business. I am a fellow investor and the information from this book changed the way i looked at lease options. Matthews book shows you exactly why they are #1 for lease options in there area. His ideas are cutting edge, yet explained so that a 5 year old can understand them. Unlike many writers who claim to be investors, Matthew is an investor turned writer. One of the best features I found was that Matthew broke down the mindset of different teants. By knowing the mindset of your tenant this gives you a huge advantage of the competition. This book helped me to reach a new level of understanding and a new level for my business.

If he keeps writing books like this then he may have to start a fan club. So, in ending if you want a book that shows in detail the art of selling on a lease option and creating a steady cash flow every month, then please check this book out. I promise you will love it and if you don’t then you have missed out.

Customer Testimonials on “TurnKey Investor’s Essential Lease-Option Lessons”

I just finished reading Matthew’s new book last night. I have to tell that I believe this book is a must have. I love to learn through case study and other people’s real life lessons. I felt the book tells a wonderful story of how Matthew, Wes and Richelle run the lease-option business and many lessons (good and bad) learned along the way.

Many people, whether beginner or more advanced lease-option investors will be able to relate first hand of the story and information and benefit from it. And I think every boot camp graduates should get a copy to jump start their business / or improve their existing business.

Here is the review I wrote on Amazon..

Great real-life lessons from the field, January 2, 2006
Reviewer: Robert C. Yang

I have been a passive real estate investor who invested in many real estate deals with millions of dollars over the past few years with my own money and investor’s money. I also attended a $5,000 for a 4 days real estate boot camp that specialized in lease-option strategy.

I have to tell you that Matthew’s new book “Essential Lease-Option Lessons” is a must addition to your library if you are a real estate investor, whether you invest in lease-option or other type of real estate transactions.

I am a big believer that it is faster and cheaper to learn the “experience” from other people because success leaves clues. This is why we study “history” in school to understand “his story”. By learning from other’s people, both successful and painful lessons, we can model after what’s working while avoid making the same mistake.

I finally have the following questions answered:

1) How long to set the option period? I have asked many people this question in the past, but never got a very complete answer. In the book, Matthew will tell you why he likes to set a two years option term.

2) Do you know what is the number one killer of the lease-option? Vacancy costs! I have to learn the hard way when my first lease-option property did not move for 4 months. The key is to project the vacancy costs and have enough reserve in place to support the cash flow of the business.

3) There are many more lessons and shared wisdom in the books such as:
a. People will buy 2-bedroom houses
b. Overselling leads to extended vacancy
c. Learning how to set pricing in a new market
d. Dealing with “missing” appliances after tenants move out
e. The consequences of not doing inspections
f. Training tenants to make timely payments
g. Sharing the wealth with investment partners
h. Collecting debts after tenants move on
i. Helping tenants build their credit
j. Streamlining the tenant application process
k. Having both men and women on the management team

This book is quite easy to read, perfect for busy people who want to learn the lessons quickly. Matthew tells wonderful story about how he and his partner Wes manages their lease-option business and many lessons (good and bad) learned along the way.

Add this book to your collection today! It will cost you much much more to learn this on your own (by going to seminars, learning from other mentors and makes many mistakes along the way).

Matt has again provided a great addition to his growing investment series. This book provides insight, case studies, examples on various transactions he has been involved in – both good AND bad.

I remember hearing from Matt just after we met a few years back, he was telling me how much he concentrated and learned from mistakes and bad transactions (although these are very rare for him).

As a new investor, I kind of had the “forget about it quickly and it won’t hurt as bad” strategy when I ran across losing propositions or actually lost money in transactions. It was definitely a good learning technique to know that Matt profits in EVERY SITUATION – either monetarily or in education.

This is a great book for any investor, well written, concise, easy to read with GREAT information throughout.

Lessons that Everyone doing RE investing (esp. L/Os) Can Use!

This book is a must have if you are going to invest using Lease Options, but it contains great advice for conventional landlords as well. Early on in the book the author starts to call it TurnKey Investing with Lease-Options Part II and I can see why!!

In the first book the author talks about the “How To”, but in this book he provides the lessons which ALL real estate investors can take knowledge from. I found this the most interesting for a number of reasons, he details the problems in the painful and not too painful basket, and some of the painful are one all investors should be wary of.

He also provides a ‘small’ snapshot of his portfolio so you can see how the figures work for different types of property as well as some good commentary regarding properties that have higher cashflow vs. those that have a higher capital gain and the benefits of each one regarding Lease Options.

I really think people will enjoy this book, the lessons you can learn from it can save you much heartache, trouble and money.

Thanks For Sharing

As a new investor, I was searching for more than “text book answers.” I played a lot of competitive team sports when I was growing up and there is an old saying, that, “Every play works every time on the chalkboard.” And according to the text books, you would be led to believe, (naively, I might add), that if you simple “follow the guidance you read or hear,” that real estate investing works every time.

The truth is that it doesn’t. Most of us innately know that it doesn’t. But exactly when, where and how does it go wrong?

Finally – - – “Case Studies!”

Thank you, Matthew Chan, for sharing the true, behind-the-scenes, unmitigated realities of your ups-n-downs, victories and defeats, good luck and misfortunes. You’ve done more than just tell stories. Your case studies are the equivalent of “studying the game film” as they examine the many aspects involved in your execution in relationship to your plans and expectations.

I prefer “the truth.” Just because “in reality, every play doesn’t work every time . . . even when you execute perfectly according to plans,” it doesn’t mean that you can’t still win the game. And even when you lose a few games, you and your partner prove that you can still have an “outstanding season.” In your case, “own an outstanding real estate portfolio.”

Sharing your real estate investing experiences, specifically relating to lease-options, but with much broader implications, is making people like me aware of the “do’s and don’t” and giving “real world insights” to many of us who previously understood only investing theories, lacking those “doses of reality” that the text book gurus don’t tell.

And if you don’t mind me saying this, you’d make a terrific coach.

Customer Testimonials on “TurnKey Investor’s ‘Subject-To’ Mortgage Handbook”

A comprehensive and definitive resource on Subject To

Like Matthew’s other fantastic books, this one hits the nail on the head. ‘The Subject To Mortgage Handbook’ is a comprehensive, well written, step by step guide for anyone interested in learning and perfecting the art of buying homes by taking over mortgage payments.

As someone who buys lots of houses “Subject To”, I found this book extremely helpful and resourceful. It’s evident that Matthew is adept at this form of creative financing, and not just someone who researches a topic and writes about it. Matthew is out there doing deals day in and day out…he writes from experience. There are countless nuances and distinctions in the text…distinctions only a very experienced real estate investor would know.

I highly recommend this book. And don’t forget the companion CD’s…also a must. Thanks again for sharing your wealth and breadth of knowledge, Matthew.

A secret weapon for advanced real estate investor – must read

I first learned about “Subject To” Mortgage at a $5,000 four days advanced investor workshop.

“Subject To” is a powerful technique that allows real estate investor to take over an exisiting mortgage without have to qualify for one. This one technique along can quickly help investor acquire many properties for lease-option (an advanced technique for investing in rental for immedately cashflow).

However, the time spent in the seminar is limited and there is no written materail on “Subject To”, until Matthew decided to publish a book to share his experience with the readers on how to do “Subject To”. The Handbook contains a worth of useful infomation. It is easy to understand and applicable in the real world of real estate investing..

Get the book today, it is well worth your time and money!

Customer Testimonials on “TurnKey Investor’s Lease-Options Documents Collection”

Everything You Need To Sell Using Lease-Options

The “Lease Option Documents Collection” gave me every contract and form I needed to sell my first property using the lease-option strategy.

It couldn’t be any easier!

First, Matthew Chan provides the forms and contracts. He also provides examples of them accurately completed. And even better still, he provides a disk that gives you an audio explanation of everything. You’re then able to download the documents for your personal editing and contract execution.

If you’ve see the many versions of contracts and forms in numerous books like I have, then you know the nagging questions that make you reluctant to use them. This reference book/CD combination are the absolute best. They virtually take you by the hand, instructing you on how to complete iron-clad contracts that define every aspect of the lease agreement and the subsequent sale under terms of the option agreement.

“So easy, even a caveman can do it.”

What could be better than that?

Matthew Chan’s “Lease-Option Documents Collection” made it so easy that even I could do it!

. . . And I did!

Full & Complete – Lease Option Doc Collection! Nothing Else Needed!

The Author had done a superb job collating all the documents you may ever need if you ever do (or are doing) Lease Options. Everything from the `Lease and the actual Option paperwork to `Move Out & Abandonment policy’ to the `Property Inspection Document’.

Along with the Documents the Author has included a demo document that has been filled out. This gives you a term of reference and doesn’t leave you hanging (so you don’t have to guess what goes where).

This package also contains a CD with not only the documents (so you can print them off (you won’t have to photocopy them) AND Edit them (add your logo and/or customise the docs to your area), but also an audio focusing on each document. The audio is done by the author and his manager and so they talk about each document from their own viewpoint and their wealth of experience.

Lastly due to the number of houses the Author has bought he has had to go to court to remove non-payers. He uses these documents adn so you know these documents have stood up in a court of law, so rather than doing them yourself (and have the risk of it being deemed not acceptable), if you buy these, in my mind your sleep easy factor will be much better!

This really is a great package. Very impressed with it!

I will be honest with everyone. When i first got started in real estate i was using plain jane documents and leases. I mainly deal with lease options and selling them on owner fiance. So when i checked his site out and saw a collection of the same documents matthew uses. I knew i had to pick this up. This is a great collection because he takes it a step further. Matthew actually shows you how to fill them out. So many investors just leave you with blank documents. Matthew also includes a audio cd wich explains each document step by step. Within this collection is also the most powerful document one can have. A relase from the lease document that is a must need. Once again another great book by Matthew Chan. THese documents are actually being used by me in my daily real estate activities. While i have edited them and changed them to fit my business. These are great baseline documents that will help any new investor. So if yo deal in lease options, then you have to check this collection of contracts out.
