<p>In this book Matthew attacks head on some of the main things that people hate about owning rental property. The long-slow-process that often begins with a late payment or two, a bounced check from a tenant, can run MONTHS and cost landlords thousands in regular rental payments, legal fees, etc.</p>
<p>If you could hyper-drive through much of the time of that process and get your deadbeat tenants out asap, wouldn&#8217;t you want to know how? Buy this book and read how Matthew deals with shrinking this ache-ingly long process into a rather short one that is as painless as it can be (of course changing tenants will never be totall painless).</p>
<p>All in all, this is another good book, wonderful reference of something all landlords can use to make their lives a little easier.</p>

<p>I was quite surprised when i picked up this course. I, like many other people thought the only way to get possession of a property back was to file for a eviction. Man was I wrong with that train of thought. Matthew Chan shows us how to legally get possession of a property back without filing for eviction. Also to top it off my course came with the actual document used to make this happen. Matthew just doesn&#8217;t preach on this course, but give real world examples of times where he has successful used this technique. I can honestly say that if you are a landlord or property manager who is opened minded then this will be a great buy for you. Matthew Chan shows us that sometimes we just need to be a little creative and take different approaches for different things. A great buy and priced very fair. I give this a 10/10.</p>

Matthew is able to take a subject and discuss it in a way that everyone can relate. THis program is very similar to his other programs, but it covers the investing technique called subject to. <p>In his audio course Matthew Chan claims that the main reasons many beginning and experienced investors fail is because they make the deadly sins of real estate investing, which every investor needs to avoid. Chan makes the claim that these Sins can destroy an investor&#8217;s career and even their portfolio within a matter of time.</p>
<p>Matthew touches on a wide array of &#8220;sins&#8221; that I haven&#8217;t seen addressed in many books or courses. Each chapter is full of information that can benefit any level of investor. It&#8217;s funny because instead of someone telling us what to do to be successful. Matthew is telling us what not to do to become successful. That is what makes this program so special. Matthew Chan has basically given everyone a road map to success. One of the main reasons that most investors fail is because they end up performing one or more of the deadly sins. Matthew has told you what they are and how to avoid them. So just make sure to avoid them.</p>
<p>Each chapter is more of a lesson in what NOT TO DO to make sure you have a long and profitable career. This course is no fluff and no garbage and gets straight to the point. Matthew holds nothing back and I have to admit I enjoy his very upfront approach. In a nutshell, this course is a guidebook on what to avoid so that you won&#8217;t fall into the same pit as many others. I personally loved this audio course and look forward to a Part 2, if it is ever created. P.S. You may be surprised at what the sins are. I have to admit that I have made a sin or two. At least now I know what they are and how to avoid them.</p>

<p><strong>Thank Goodness I Listened Before I Committed Any Sins</strong></p>
<p>I absolutely appreciate authors who give me usable information. But I absolutely love it when their information is delivered in a manner that makes it as clear and emphatic as &#8220;The Deadly Sins of Real Estate Investing&#8221; did.</p>
<p>Matthew Chan is blunt, brash and pointed. But hey &#8211; - he&#8217;s talking about &#8220;Deadly Sins,&#8221; here?</p>
<p>I listened to this audio program over and over, both before, during and after buying my first properties. I actually went through it and typed out a list of &#8220;the deadly sins&#8221; with a brief synopsis of &#8220;what not to do&#8221; for each.</p>
<p>And what did I do with my list? I have two copies: One on my refrigerator; and the other is inserted in the cover of my real estate investing binder. I review this &#8220;list of iniquities and indiscretions&#8221; whenever I&#8217;m evaluating properties. It helps me &#8220;resist the many temptations&#8221; that are out there that might lead me to make a dumb decision, lose money and ruin my burgeoning investment career.</p>
<p>It&#8217;s incredible how much tainted advise you can run into, (from other investors and Realtors). What you need is an objective, unbiased source. So far, Matthew Chan has helped me avoid several foolish missteps, saving me from becoming the victim of someone&#8217;s self-serving advise and my own blind impetuousness. It is so &#8220;tempting&#8221; and easy to get sucked into a bad deal when you&#8217;re new. Everyone needs to hear these warnings and words of wisdom.</p>
<p>If you want to hear sound advise, this program gives you &#8220;the gospel truth.&#8221; (Pun intended.)But I warn you . . . there are a couple of words on it that you won&#8217;t hear in Sunday School!</p>

Everything from the `Lease and the actual Option paperwork to `Move Out &amp; Abandonment policy&#8217; to the `Property Inspection Document&#8217;.</span></p>
<p>Along with the Documents the Author has included a demo document that has been filled out. This gives you a term of reference and doesn&#8217;t leave you hanging (so you don&#8217;t have to guess what goes where).</p>
<p>This package also contains a CD with not only the documents (so you can print them off (you won&#8217;t have to photocopy them) AND Edit them (add your logo and/or customise the docs to your area), but also an audio focusing on each document. The audio is done by the author and his manager and so they talk about each document from their own viewpoint and their wealth of experience.</p>
<p>Lastly due to the number of houses the Author has bought he has had to go to court to remove non-payers. He uses these documents adn so you know these documents have stood up in a court of law, so rather than doing them yourself (and have the risk of it being deemed not acceptable), if you buy these, in my mind your sleep easy factor will be much better!</p>

I mainly deal with lease options and selling them on owner fiance. So when i checked his site out and saw a collection of the same documents matthew uses. I knew i had to pick this up. This is a great collection because he takes it a step further. Matthew actually shows you how to fill them out. So many investors just leave you with blank documents. Matthew also includes a audio cd wich explains each document step by step. Within this collection is also the most powerful document one can have. A relase from the lease document that is a must need. Once again another great book by Matthew Chan. THese documents are actually being used by me in my daily real estate activities. While i have edited them and changed them to fit my business. These are great baseline documents that will help any new investor. I felt the book tells a wonderful story of how Matthew, Wes and Richelle run the lease-option business and many lessons (good and bad) learned along the way.</span></p>
<p>Many people, whether beginner or more advanced lease-option investors will be able to relate first hand of the story and information and benefit from it. And I think every boot camp graduates should get a copy to jump start their business / or improve their existing business.</p>

<p>I have been a passive real estate investor who invested in many real estate deals with millions of dollars over the past few years with my own money and investor&#8217;s money. I also attended a $5,000 for a 4 days real estate boot camp that specialized in lease-option strategy.</p>
<p>I have to tell you that Matthew&#8217;s new book &#8220;Essential Lease-Option Lessons&#8221; is a must addition to your library if you are a real estate investor, whether you invest in lease-option or other type of real estate transactions.</p>
<p>I am a big believer that it is faster and cheaper to learn the &#8220;experience&#8221; from other people because success leaves clues. This is why we study &#8220;history&#8221; in school to understand &#8220;his story&#8221;. By learning from other&#8217;s people, both successful and painful lessons, we can model after what&#8217;s working while avoid making the same mistake.</p>
<p>I finally have the following questions answered:</p>
<p>1) How long to set the option period? I have asked many people this question in the past, but never got a very complete answer. In the book, Matthew will tell you why he likes to set a two years option term.</p>
<p><span style="font-family: Arial,Helvetica,sans-serif; font-size: x-small;">2) Do you know what is the number one killer of the lease-option? Vacancy costs! I have to learn the hard way when my first lease-option property did not move for 4 months. The key is to project the vacancy costs and have enough reserve in place to support the cash flow of the business.</span></p>
<p><span style="font-family: Arial,Helvetica,sans-serif; font-size: x-small;">3) There are many more lessons and shared wisdom in the books such as:<br />
a. People will buy 2-bedroom houses<br />
b. Overselling leads to extended vacancy<br />
c. Learning how to set pricing in a new market<br />
d. Dealing with &#8220;missing&#8221; appliances after tenants move out<br />
e. The consequences of not doing inspections<br />
f. Training tenants to make timely payments<br />
g. Sharing the wealth with investment partners<br />
h. Collecting debts after tenants move on<br />
i. Helping tenants build their credit<br />
j. Streamlining the tenant application process<br />
k. Having both men and women on the management team</span></p>
<p>This book is quite easy to read, perfect for busy people who want to learn the lessons quickly. Matthew tells wonderful story about how he and his partner Wes manages their lease-option business and many lessons (good and bad) learned along the way.</p>
<p>Add this book to your collection today! It will cost you much much more to learn this on your own (by going to seminars, learning from other mentors and makes many mistakes along the way).</p>

This book provides insight, case studies, examples on various transactions he has been involved in &#8211; both good AND bad.</span></p>
<p>I remember hearing from Matt just after we met a few years back, he was telling me how much he concentrated and learned from mistakes and bad transactions (although these are very rare for him).</p>
<p>As a new investor, I kind of had the &#8220;forget about it quickly and it won&#8217;t hurt as bad&#8221; strategy when I ran across losing propositions or actually lost money in transactions. It was definitely a good learning technique to know that Matt profits in EVERY SITUATION &#8211; either monetarily or in education.</p>
<p>This is a great book for any investor, well written, concise, easy to read with GREAT information throughout.</p>

<p align="left"><span style="font-family: Arial,Helvetica,sans-serif; font-size: x-small;">This book is a must have if you are going to invest using Lease Options, but it contains great advice for conventional landlords as well. Early on in the book the author starts to call it TurnKey Investing with Lease-Options Part II and I can see why!!</span></p>
<p>In the first book the author talks about the &#8220;How To&#8221;, but in this book he provides the lessons which ALL real estate investors can take knowledge from. I found this the most interesting for a number of reasons, he details the problems in the painful and not too painful basket, and some of the painful are one all investors should be wary of.</p>
<p>He also provides a &#8216;small&#8217; snapshot of his portfolio so you can see how the figures work for different types of property as well as some good commentary regarding properties that have higher cashflow vs. those that have a higher capital gain and the benefits of each one regarding Lease Options.</p>
<p>I really think people will enjoy this book, the lessons you can learn from it can save you much heartache, trouble and money.</p>

<blockquote><p><img class="alignleft size-full wp-image-375" title="The TurnKey Investor’s “Subject-To Mortgage” Handbook" src="http://turnkeyinvesting.com/wp-content/uploads/2012/04/3d-tki-stmh-160.jpg" alt="" width="160" height="200" />Matthew Chan’s latest book for TurnKey Investors is for experienced investors who “wish to expand their financial repertoire by utilizing the ‘subject to’ mortgage.” (p.5) This review is based upon that guiding principle inasmuch as I, myself, am not one of those experienced investors, though my background was in directing lease management for a major educational institution. I therefore have a basic understanding of the logic behind and in real estate activities.</p>
<p>I believe this is an important point to emphasize.  Why?  Because as I began to read, I found myself uncomfortable with the concept being presented.  Specifically, “subject to” mortgage investing is a method of acquiring property by taking title and possession of real estate, but leaving the seller’s existing loan in place—a form of seller financing.  It is to the author’s credit that he immediately identifies this as a problem for inexperienced readers.</p>
<p>Therefore, Chan confronts the issue!  After explaining the primary fundamentals or activities of acquiring property through this process, in Chapter 3 he provides an excellent source of references for readers to confirm the “legitimacy” of the process, including examples of forms used by the U.S. Department of Housing and Urban Development.</p>
<p>Having read several of Chan’s reference books and after sufficiently negating my earlier qualms, I settled back to be “trained.”  Certainly Chan has the intelligence, experience and knowledge to write books in his professional field.  However, I have found that Chan has also developed an excellent teaching skill by which he uses his writing for effective training purposes.  Investors or property managers should feel comfortable asking their own staff to learn and begin using the “subject” to mortgage transaction based upon using Chan’s handbook.  Let’s see what he has to tell us!</p>
<p>First, knowing that this is a little-known and little-used process, Chan advertises its availability¾”we buy houses fast.”   This catches the eye of those needing to sell their hours fast!  What that means is that a target audience is usually available.  Why?  Because there are always those individuals who have just changed jobs and therefore need to relocate quickly.  Or there are those individuals who sadly face divorce or the loss of a loved one and find that they can no longer pay the high mortgage costs.  For whatever reason, needing to sell property quickly is oftentimes a traumatic experience.  And, for many, waiting for financial institutions or real estate agencies just isn’t the answer.  Having personally been in this situation, I must admit I looked favorably at this option once I realized how it worked.  Because I had lost my job and knew I could not keep up my mortgage payments as a single professional woman, I immediately posted my home for sale.  It was a nightmare as I first had to “fix” one thing after another and then wait for someone who might “happen” to come along and want to buy my home.  It was just serendipity that I was able to acquire a small cabin in a nearby state and maneuver each activity to be able to both sell and buy another home as well as relocate within the time allotted; i.e., by when I would receive my last pay check!</p>
<p>Matthew Chan could have offered me a much simpler option!  And his book includes pictures of the wide variety of houses that they have acquired through the “subject to” mortgage process.  In essence, Chan’s company would have taken over my former home as property managers, using the loan I already had in place.  Now, individuals considering this option would need to understand quickly that they would continue to have an outstanding mortgage loan in their name.  But somebody else would be paying that bill.  And somebody else would have total control of the property.</p>
<p>In essence, then, the seller in the position of having to quickly relocate has a little-known option if there are individual investors willing to handle their property.  The Turnkey Investor’s program has the ability to do this&#8230;and then use your former property to enter into a lease-option activity with another individual.</p>
<p>I’ve personalized this review to ensure that individuals who may hear of this process will understand its potential in their own lives.  However, the book, for the professional, includes all the many details necessary to ensure that they are able to handle a “subject to” mortgage investment if or when the opportunity arises.  It takes a professional agency willing to help individual property owners. At the same time, the agency must have already invested sufficient research and experience in their field to make the process work within their agency. For those professionals wishing to consider “subject to” mortgage investing, this book is a <strong><em>must-read</em></strong>!</p>
