Wes Weaver is the lead contributor of “The TurnKey Investor” series of books and audio programs. Wes is also a co-principal of OwnerFinanceHomes.com, the "#1 Provider of Owner-Financed Homes in Columbus & Phenix City".

Investor Field Trip with Case Studies

Passenger Van

Students will load into passenger vans and take a field trip to inspect Columbus, GA neighborhoods and investment houses. Matthew & Wes will personally show and describe what they look for in the investment houses and the neighborhoods they invest in. They will also show you the pitfalls to avoid that could cost you thousands of dollars.

Following the field trip, there will be a debriefing and case analysis involving calculating returns.


Inside the Investor Files "Show & Tell"

It is rare for most real estate investors or instructors to open up their private financial files to show "outsiders". We will be bringing actual paperwork and files into this workshop for inspection. Inside these files, we will share with the three files we keep on every investment property: a Tenant file, an Administrative file, and an Acquisitions file.

Within our Tenant files you will see actual signed agreements/contracts, applications, payment history, check/money order copies, background checks, eviction filings, etc.

Within our Administrative files, you will see actual copies of insurance policies, the declaration pages, and how policies are named, addressed, and structured. We will also show actual copies of mortgage statements from various mortgage companies that show the different formats they use and information provided.

Within our Acquisitions file, you will see closing and settlement paperwork relating to the initial acquisition of our properties. They include actual appraisals, surveys, title checks, warranty deeds, and HUD-1 Settlement statement.

We will also show our corporate checking account statement which shows how we use Internet banking in our operation.
